Roommates and Subletting
Living off-campus together with other students can be a good way to save money, but if things go wrong, there may be financial and emotional consequences.
Regarding your lease and your obligations as a roommate, you should know that the roommates who sign a lease together are jointly and severally responsible. This means that one roommate is not only responsible for his or her own share of the rent but also for the total rent, in case another roommate cannot pay or moves out. It also means that you are held responsible for complying with all the terms of the lease individually and collectively.
Even though Curtis's academic term is nine months, most leases are for twelve to twenty-four months. Some leases allow for subletting with the written consent by the property owner/manager. The landlord may charge a fee. You should not sublet the apartment without the authorization from the landlord.
